Description

In option - In a quiet, residential neighbourhood in Heverlee, just outside the Leuven ring road. Here you can enjoy a peaceful lifestyle, with all amenities and the E40 and E314 motorway slip roads within easy reach. The centre of Leuven is also just a few minutes’ drive away. The beautiful Arenberg Park and Heverlee Forest are nearby, perfect for a stroll or a morning run.

On this lovely plot stands a modernist villa dating from 1936, designed by architect Paul Van Dormael, who helped shape Leuven’s residential landscape. The clear volumetric design, large windows, sheltered entrance and balanced façade composition give the house a timeless appeal.

Today, this characterful family home has lost none of its lustre, although it does require renovation – an exceptional opportunity to restore the crisp 1930s architecture to its full glory.

Wherever you are in this house, the connection with the surrounding, deep garden is ever-present thanks to the large windows that bring light and views of the greenery deep into the home. Peace and privacy are, moreover, guaranteed throughout the seasons, as this mature landscaped garden is so large and exceptionally deep.

The characterful entrance hall with its original tiled floor makes for a stylish welcome. Also on the ground floor: a wide corridor, kitchen, living area comprising three interconnected rooms, a separate toilet, garage and two outdoor storage rooms. Partially basemented.

The sculptural wooden staircase leads you to the first floor, where there is a spacious landing, a bathroom, five bedrooms and a walk-through room. The walk-through room and the bedroom behind it have been fitted out as a self-contained studio and, until recently, were successfully let on a ‘landlady’s flat’ basis.

With a living area of approximately 293 m², this villa provides a particularly solid foundation, offering numerous possibilities for anyone wishing to allow the architectural qualities of this unique design to shine once more.

owner speaks out

For over forty years, our family lived in this lovely 1930s villa, my husband’s family home. I fell in love straight away with the beautiful, original entrance hall with its lovely floor and front door. The house feels very cosy, yet at the same time everyone here had plenty of privacy in their own spacious room. You can always find a quiet spot in the enormous garden, too, with its imposing cherry tree, fragrant roses and walnut tree. If you’re very quiet, even the squirrels and hedgehogs will come out to be seen. I’ll miss those mornings when, from our sun-filled living room, I’d sit with a cup of coffee and watch those lively garden scenes. Our family grew up here, and we too grew older alongside the house. That is precisely why it is time to downsize and pass the torch of this little piece of paradise on to the next owners, and we hope they fall just as in love with this place as we have.
