Description

In the picturesque historic centre of Lier, within walking distance of the Grand Place, shops, restaurants and everyday amenities, this property enjoys an exceptional central location, surrounded by historic architecture and urban charm.

Looking for an investment opportunity with character and distinction? This solid mid-19th-century building benefits from excellent visibility and accessibility, thanks to its prime location in Lier.

This neoclassical townhouse, now a listed monument with a beautiful historic courtyard garden and formerly known as De Penne Brewery, comprises seven authorised apartments, eight parking spaces and an eighth residential unit in the coach house.

The entire property occupies a 1,265 m² plot and forms an L-shaped complex, with the main building at Koning Albertstraat 22. Many authentic features have been carefully preserved, including the monumental entrance hall, staircase, mosaic flooring and original parquet floors. The ground floor, first floor and second floor each contain two apartments, complemented by a top-floor apartment. Each unit has one bedroom. Lift and basement.

The coach house, located at Vlietje 16, was fully renovated in 2020. Although licensed as a residence, it is currently used as a studio. It comprises an entrance hall, living area with open-plan kitchen, toilet and utility/technical room. Upstairs, accessed via a staircase, are two bedrooms and a bathroom. Underfloor heating and wooden floors provide additional comfort. This building also has a private terrace, as do the two ground-floor apartments.

An attractive investment project and, at the same time, a unique property full of character. A rare opportunity.

owner speaks out

This listed property on Koning Albertstraat was my grandmother’s childhood home. After her father passed away, her unmarried sister and brother continued to live there. The house was later rented out as a restaurant, before my father converted it into seven apartments in the late 1990s.

My father was an architect and urban planner specialising in restoration, so restoring the unique staircase to its former glory and renovating the property with great respect for its authentic features, such as the decorative fireplaces, came naturally to him. The old portraits of the original residents had been gathering dust in the wine cellar for years. My father rehung them in the majestic entrance hall as a lovely tribute to the past.

The peace and quiet, occasionally interrupted only by the charming chimes of St Gummarus Church and the gentle singing of birds, are greatly appreciated by the residents. And all this just a stone’s throw from the Grand Place!
