Description

Great base in bustling South, close to the Brederodebuurt: restaurants and bars nearby, Butcher Coffee across the door, flower shop, lunch at Nordica, bib, schools.... Exceptionally accessible: tram at the door and A12, E17 and the ring road at 1 minute's drive. Mega added value: KMSKA and new Dok Zuid Park around the corner.

François Van Hooijdonck had this magnificent bel-etage built in 1900. The neo-Flemish Renaissance gable top and stately balconies catch the eye. Four years ago, the building was qualitatively renovated from top to toe (EPC B!), with optimal preservation of authenticity and original atmosphere.

Extra-wide pavement, convenient for loading and unloading. Immensely impressive entrance hall on original marble and spacious passage to the garden: ideal for buggies, bikes or containers. Perpendicular staircase, so everywhere the insane width and height of the house come into their own.

Ground floor: office with spacious, cosy workshop and garden view. Doctor's surgery, offices, kangaroo home or playrooms: options abound! Spacious, heated cellar with laundry area and garden access again.

On the first floor: attractive kitchen with seven-burner gas hob, plenty of cupboard space and room for a cosy breakfast nook. Landing to living space and dining room with zero, zero overlooking, just fine views of the church. On the second floor the first bedroom and spacious master bedroom with dressing room

owner speaks out

After all these years, we still have that wow feeling when we step in here. The sense of space is incredible. Also special in the city: there are no fences in front or behind. At the same time, there is always something to see when you look through the kitchen window: the view of the Leien and the square in front of the door... Lots of light and movement, without the noise - what a combination. In the bedrooms, dressing room and bathroom, on the other hand, it is quiet as a mouse. Add to that the view of the church and you experience a wonderful hotel feeling.
