Description

The street name says it all: Rivierenhof is literally the garden of this flat. Perfect for playing football with the (grand)children, going to the petting zoo, ... Feel like jogging, cycling, a lunch or a summer concert? That is also possible in this large green area. Going to the café or the city centre by bike or tram is also easy from here. At the same time, you live in a quiet area with plenty of breathing space and greenery in a beautiful, wide tree-lined avenue.

Originally, this 'multi-family house in beaux-arts style by Emile Selerin' dates from 1927. Today, it is still a very charming block of 6 flats. For sale: the flat on the 1st floor on the left.

Upon entering, you have room for a cloakroom. On the street side: a wide, bright living space with cosy bay window and opposite the spacious kitchen, with enough room for another table. From here, you step out onto the cosy terrace, ideal for a coffee or apéro. Also nice: cooking with a view of the greenery, terrace doors wide open. At the back is the beautiful bathroom, which seems to have been plucked from a French noir film - including a bathtub on legs. The 2 bedrooms are also great for relaxing. Separate toilet.

There is no lift, but you are on the 1st floor in no time. The connection to the basement is also very practical with another large room with plumbing for washing machine and dryer. Furthermore, warm plank floors everywhere, authentic molures, refined, original details, low common costs... You see: this place is ticking all the boxes.

Note: EPC predates the new windows in 2014.

The distinctive facade and abundant light: we fell for that like a log.

owner speaks out

The distinctive facade and abundant light: we fell like a log for that. Sometimes I feel like we live in London's Notting Hill. You literally get up with the sun here. The way the sun shines into the bedroom every morning... That automatically wakes you up in a good mood. The first coffee of the day in the kitchen or terrace, a lazy weekend brunch at the dining table... From noon, the sun turns towards the living room, where you enjoy the sun's rays until late in the evening. We regularly go out - because we are so close to everything, and certainly near the Rivierenhof, there is always something to do here - but coming home here is always blissful. After a nice day in the lively city, seeing the sunlight come in and experiencing that peace and quiet... for us, that is the best combination of all.
