Description

Around Duinstraat, you live in a neighborhood full of life and diversity, where cultures meet and the city truly comes alive. You’ll find small shops, authentic cafés and restaurants, and a strong community spirit that creates a vibrant streetscape. Within walking distance lies Park Spoor Noord, the city’s green lung. Thanks to the central location, you can quickly reach the historic center, the Eilandje district, or the train station. Ideal for those who want to fully experience city life while still finding moments of peace.

In a city where most windows look out on greenery or lively streets, this property offers a rare perspective: a view onto art and creativity. Behind the façade of a former power station from 1908 hides an exceptional living and working space that harmoniously combines industrial history with modern comfort. Since 2009, the current owner has transformed the warehouse into an atelier with a residential function. The result? An impressive main building of 270 m² with a majestic ridge height of thirteen meters, where steel trusses, tall windows, and characterful brickwork set the tone. Above, a bright 120 m² living space unfolds with an open kitchen, bedroom, and bathroom. In addition, there is a separate studio—ideal for guests or creative projects—and a spacious office overlooking the garden. At the back, two more workshops/warehouses and several storage rooms and a cellar await. Nothing has been overlooked in terms of practicality: to the left, five private parking spaces behind an automatic gate; to the right, an intimate 80 m² city garden. The owner describes the property as a place where living and working flow together organically: “As if a warm cocoon has been gently placed inside an imposing historic hall. You experience the calm and privacy of an oasis in the middle of the city, while the industrial character remains fully present.”
A unique opportunity for those who see living not just as having an address, but as a daily source of inspiration.

The owner,

owner speaks out

For me, this has always been a unique place to live and work. On the one hand, the building radiates raw, industrial strength, while on the other, I was able to incorporate warmer, more homely volumes. Living and working flow very organically into one another here, even though there is a clear boundary between both. What I particularly value is the balance between the historical character of the property and the contemporary elements. Everything has been designed to respect and enhance the original architecture. I consciously avoided “over-restoring” the building; its authenticity and individuality had to be preserved. During the renovation, I made sure that the original lines, windows, and natural light were fully brought to life. The living volume almost seems to have been slid into the large hall: you feel protected in a warm cocoon, yet at the same time you experience the grandeur of the historical space. For me, this building is an oasis of peace and privacy in the city. As soon as you enter, the hustle of the outside world seems miles away.
