Description

In Lievegem (Waarschoot), you live close to shops, youth clubs, sports facilities, bus stops, and schools. The green Valley of the Oude Kale and the Lembeekse Woods are also nearby. Peaceful and rural, yet with quick access to Ghent, Eeklo, and the N9, R4, E40, and E17. Ideal!

This modern doctor’s residence has two separate entrances: one for the practice and one for the living quarters. On the left, the first entrance leads to the former practice, with two consultation rooms and a waiting area, emphasizing privacy and space. Both from the practice and via the separate entrance, you can reach the generous living area, where the abundant natural light and seamless connection with the garden immediately stand out. Large windows bring the greenery indoors. The magnificent, expansive garden, designed by landscape architect Willem Burssens, evokes a true holiday feeling.

To the right of the entrance: a cozy living room with fireplace and library. Adjacent is the formal dining room with large sliding windows overlooking the garden—an elegant setting for dinners. The kitchen opens onto the terrace. Throughout the house, every room connects to both the front and back garden, a real asset. Spacious garage for two cars and ample parking.

On the first floor: four bedrooms, two bathrooms, and two multipurpose rooms—ideal as an office or playroom. A second staircase leads directly to the practice area, which could also serve as a “kangaroo home” for a live-in parent, grandparent, or student. Finally, the property boasts an advantageous EPC label B, making it fully future-proof.

The owners,

owner speaks out

'Our favorite spots? It’s hard to choose between the cozy living room, the sitting area with fireplace and library, the large hobby attic, and the kitchen with its beautiful garden view. The covered, sunny terrace with built-in BBQ has also given us many enjoyable hours. But perhaps we would choose the fairytale garden with its various ‘rooms,’ a design by Willem Burssens. The large, private garden blooms in all four seasons, always giving a relaxed holiday feeling. The fruit trees and the large central oak – a wedding gift forty years ago – also hold a special place in our memories.

For us, this was the perfect way to mix work and private life. Working and living in the same place within a local community, with plenty of parking, centrally located between Ghent, Eeklo, and Bruges – ideal. For our family, it was also a perfect base, with schools, sports clubs, shops, and the academy nearby. There’s even a primary school just 200 meters away!

During construction, we made sure to create enough space and ensure a clear separation between the area for patients and the living quarters. In addition, the attractive EPC B rating and the fact that the property can easily be divided into two residential units offer even more possibilities.'
