Description

The name says it all: Vaartstraat is located near Leuven’s Vaartkom, home to trendy breakfast bars and restaurants like Madmum and Florida Food Bar. Just around the corner, you’ll find Sluispark, De Hoorn, and the historic brewing kettles of Stella Artois. Leuven’s city center, Vismarkt, and the coziest shopping street, ‘de Mechelse,’ are also within walking distance.

This listed townhouse was fully renovated in 2022 by its current owner-architect. A meticulous, high-quality renovation brought the home to a level of modern comfort (EPC A, heat pump, ventilation system D, underfloor heating, etc.) while preserving the authenticity of the centuries-old building. The choice of materials stands out for its quality and sustainability: real terrazzo (flooring and bathroom furniture), oak (parquet and cabinets), steel (doors and staircase), and stainless steel (kitchen).

The entrance hall features a guest toilet, a cloakroom, and a hallway with a view of the garden at the back. To the left is the well-equipped kitchen. A few steps up, the dining room exudes an intimate restaurant-like atmosphere. At the rear, the completely new living room extension boasts a three-part sliding window with slim aluminum profiles, flooding the space with natural light. The low-maintenance garden, designed by landscape architect Stefan Morael, includes multiple terraces, with highlights such as the riverside terrace at the back and a lush grapevine.

On the first floor: an office with garden views, a technical/laundry room, two children's bedrooms with a shower room, and a separate toilet. On the second floor: a master suite with an en-suite bathroom and a hotel-like ambiance. A delightful surprise: a wine cellar on the basement level.

Purchase of a double garage with plenty of storage and a charging station available nearby for 120.000 euros.

"The hardest part of the renovation? Getting the huge 3.5-meter-high windows in. But we're super happy with the result and the amount of natural light that now floods the space."
The owners,

owner speaks out

"The former attic – now the dining room – was a few steps higher than the rest of the ground floor. Below it was once the cool storage room. This level difference adds extra charm, so we decided to keep it. It's also really nice to have a view of the entire ground floor from here.
The most challenging part of the renovation? Getting the massive 3.5-meter-high windows into the rear extension. But we're super happy with the result and the amount of daylight that now floods the space. The terrace by the Dijle is truly a place to daydream. The soothing sound of flowing water, the constant movement, the ducks and kayakers passing by... Simply blissful. Our walk-in bathroom is also a wonderful escape. You can step directly from your bed into the shower, with a view of the Saint-Geertruikerk, by the way. A special detail: the father of the previous owner was a shoemaker. During the renovation, we found some shoe molds in the attic. We used a few of them as decoration. We believe that a house grows and evolves with the stages of your life, and we’re now at a point where a new phase is about to begin for us."
